Zinshaus apartments are generally rented out on an unlimited basis. In addition to this typical rental, today there are also architecture and rental concepts geared towards defined target groups and their needs. Here are some examples.
Classic Zinshaus Building (old building)
Mostly historically landmarked buildings that offer good returns and tax advantages depending on their condition and location. Well-renovated older buildings are often cherished items and collected like vintage cars.
Multifamily Home (new construction)
An investor can benefit from long-term rental of housing and can choose of a range of potential high return scenarios from new leases to rent increases.
Residential Complexes
These building complexes, popular with wealthier investors, usually contain more than 50 apartments and are surrounded by garden areas. They often offer service facilities (e.g., playgrounds, fitness rooms, garden areas, laundry facilities, etc.) for tenants.

Increased life expectancy is leading to a growing number of senior citizens, an occasionally solvent target group that likes making use of needs-based services (e.g., cleaning/shopping/medical services).

These properties belong to the group known as managed real estate, since they must be constantly cared for and administered. Retirement homes and assisted living are well-known representatives of this asset class.
